A Change in Location Creates an Enhancement in Corporate Culture

Challenge:  GeneXus USA is a leading provider of innovative and cost-effective software development solutions for building applications faster and smarter.  Since its creation in 1989, GeneXus has been a leader in IT innovation. GeneXus’ offices were located on Michigan Avenue in a class “A” office building.   Although their space was professional, the company wanted a more comfortable, “cool” loft space that better reflected their culture and would allow them to attract new employees.  The feel and layout of the space was extremely important, as was natural light and some private parking. The ability to grow within the space was another key factor.

Action:  GeneXus engaged Office Space Chicago based on his expertise and focus on representing tenants in the Chicago market.  OSC initiated a comprehensive search in Chicago’s West Loop neighborhood, including the distribution of a customized RFP to owners whose properties offered the amenities GeneXus was seeking.  Working with GeneXus, Office Space Chicago established a short list of properties.  OSC orchestrated a tour of each candidate location and provided GeneXus with a detailed analysis reviewing both the financial and qualitative aspects of each prospective property.  Based on this extensive work, a clear favorite was established.  Leveraging his knowledge of comparable lease transactions and related terms in the market, Office Space Chicago negotiated lease terms on GeneXus’ behalf.
